My brother and I own two weeks at the Westin St John.  As you might expect, with kids and busy lives we sometimes have difficulties using all the weeks.  For about $15.00 a year I bought this web address and set up this site to give you more information about the rental process and to help make a potential renter more comfortable about the transaction - and hopefully rent from us.

At this time we have two three bedroom/three baths villas to rent; Week 26 Virgin Grand Villa with private pool and week 27 located in Bay Vista section of the resort.

Both villas are owner's units and there are no additional taxes or "Resort Fees"  So think about it, if you had to rent three rooms at any hotel what would it cost per room per night with all the add-ons?  At $4,000 this works out to less than $150.00/night/room (assuming 20% tax and say $15.00/day/room resort fee)  ON ONE OF THE MOST BEAUTIFUL ISLANDS IN THE CARRIBEAN!!
Both weeks include Carnival activities (Click here for more on Carnival)  which culminates with a parade, music and fireworks on the fourth.


Rental Process

Both Villas are already reserved/guaranteed for the dates indicated.  Once financial terms and payments are arranged, the reservation is put into your name.  You will receive a confirmation directly from the Westin St John confirming dates, unit etc. That is it.  Show up and Enjoy St John! Now the financial part.

After we agree on price plus . . . we sign and exchange a rental contract.  At this point one-half of rent will be due.  After payment of the initial 50%, I will put the unit in your name (You will receive confirmation directly from Starwood).  The balance is due thirty days prior to arrival.  Nothing else needs to be done.

There are basically two ways to pay - PayPal and Escrow.  Regardless of method, generally one-half is due at signing and the balance is due 30 days prior to scheduled arrival.  The difference between the two is that with escrow, your  payment is held until after your trip is complete in case something was misrepresented to you.  The cost for using escrow is usually between $200-$250 and is usually borne by the renter.

PayPal:  PayPal is our preferred method primarily for cost reasons.  It is amazing but with just email accounts you can make payments via PayPal.  There is a quirk in that if you label it a personal payment there are no fees but if it is for goods or services; or you use a credit card, there is about a three percent charge (on $4,000 it totals about $120.00 with no additional value).  I would definitely use an escrow service if the resort was more of an unknown and ratings/reviews were iffy.  Remember, escrow does not protect you from weather, delays, illness, or general disappointment.  It only protects you if the rental was grossly misrepresented or you were denied use for some reason (and the owner, me, turns out to be a lout). 

Escrow The overall transaction is handled by the escrow service.  Both parties must complete documents (generally no different than those used for PayPal).  Upon signing, the renter must deposit 50% of the rent with the escrow service.  The remaining 50% is usually due 4-6 weeks prior to the check-in date.  The owner, upon signing and receipt of the initial 50% deposit, begins the process of re-assigning their week to the renter through Starwood/Westin Owners Group.

If there are no problems with the use of the rented timeshare, the owner will receive the rent from the escrow service approximately 30 days after the trip.  If there are problems (other than sunburn or too much of a good thing), the renter must inform the escrow agent of the problems within the 30 days and the mediation process is started.  I have always rented/owned Westin weeks and have not heard any horror stories involving rentals or escrow.

Most escrow companies work the same.  Cost is from $200 - $250 and is usually borne by the renter.  I have used  Timeshare Title a few times in past.
